From installed to optimised - where performance is won or lost

The installation of a Building Management System (BMS) is rightly seen as a major milestone for many organisations - but it should also be viewed as a building optimisation starting point rather than an instant ‘fit and forget’.

At handover most BMS setups are technically functional in that they meet specifications and respond to controls. On paper, everything works. However, buildings are not static environments but rather exist in a state of constant change as occupancy patterns shift, usage evolves and seasonal demands fluctuate. A system configured for ‘day one’ conditions rarely remains perfectly aligned with day to day operation over time. This is where performance begins to drift.

Small changes can often go unnoticed at first. A setpoint might be adjusted temporarily and never reset or schedules designed for predicted occupancy may no longer match actual usage. Individually, these issues can seem minor but collectively they can lead to significant inefficiencies such as higher energy consumption, reduced comfort and increased wear on plant and equipment.

The challenge is often realising that such changes can be gradual. There’s no obvious failure, no alarm bell that clearly signals a problem. Instead, the system slowly moves further away from optimal performance without anyone realising.

This is why commissioning should be viewed as the foundation and continuous optimisation as the next step in sustaining and enhancing performance. A well-managed BMS should be treated as a living system, one that requires regular attention and fine tuning. This involves analysing performance data and validating that control strategies still align with building use.

Experience can play a crucial role here. Knowing what ‘good’ looks like in a live environment goes beyond initial design, it requires an understanding of how buildings behave in practice and the ability to spot inefficiencies that aren’t immediately obvious. Continued optimisation can uncover opportunities to reduce energy consumption, improve occupant comfort and extend equipment life.
